The total cost of the project (including building set, shell erection and construction) will depend on site conditions as well as on your final specification and your chosen method of construction, i.e. self-build, project management, use of a nominated main contractor or a combination of these methods. To assist you in assessing the overall cost of the project, a ‘rule of thumb’ guide, based on the various procurement routes mentioned above, would be:

These estimated square foot prices are inclusive of building set, shell erection, window fit and construction costs. The price includes delivery to mainland site. The building set includes the timber frame with a fully boarded roof, insulation, 15mm plasterboard, plasterboard screws, Swedish triple glazed windows and external doors. Also included are Swedish internal doors, skirting boards, coving, architrave, insulated loft hatch and ladder, open or closed treat staircase and mechanical ventilation system. The estimate assumes standard foundation requirements and a good, above average specification of finishing materials. It does not include any external works, connecting to utilities or associated professional fees.
The period attractions of a rural school or chapel conversion are captured in the external features of this unique design in our bungalow range. Inside, however, the layout could not be more suited to the practical aspects of modern living. The layout neatly divides the residence, separating the generous open-plan living and entertaining areas from the privacy of the bedroom spaces.
A Master bedroom with large en-suite, as well as a further two bedrooms and family bathroom, complete the accommodation for the property. Norfolk knapped flints create an old English feel for the Acacia but, as with all our designs, a limitless range of exterior finishes can be used, enabling you to specify the look and feel that suits.
