Yes. If you already have a design for your new home or are working with an architect, we can review the drawings and work alongside your existing design team. We regularly adapt existing architect-led schemes to suit the Scandia-Hus timber frame system, taking account of our wall, roof and insulation build-ups, structural requirements and Building Control requirements.
Yes. We can provide a full design and planning service, helping you develop an initial concept, layout, external appearance and specification before preparing the information needed for a planning application. Our design team can work from your brief, site information, inspiration images or an existing house type, and will take account of the Scandia-Hus timber frame system, energy performance, buildability, budget and the requirements of the local planning authority in the Channel Islands. For more challenging or sensitive sites, we will also work with experienced local planning consultants, as well as specialist surveyors where required, to help address planning constraints, site conditions, access, ecology, drainage, heritage or other technical matters.
Yes. The house designs shown on our website are intended to provide inspiration and demonstrate the range that can be achieved with the Scandia-Hus system. We are not limited to those designs and can develop an alternative layout, adapt an existing house type or work with your own ideas to create a completely bespoke home that suits your plot, planning requirements, lifestyle and budget. It is this flexibility that also allows us to work with already appointed architects, adapting the scheme where needed to suit our timber frame system.
The overall programme will depend on the size and complexity of the design, the site conditions, approvals, engineering requirements and the final specification. One of the advantages of the Scandia-Hus approach is that much of the design, procurement and technical preparation can be carefully planned before work starts on site. Once approvals are in place and the specification is agreed, we can provide a realistic build programme and manage the works so that each stage is coordinated. As a guide we would expect most new homes to take between 7-12 months to complete.
Yes. We can provide a full turnkey service where Scandia-Hus manages the build from start to finish. This can include design coordination, procurement, timber frame supply and erection, site management, approved subcontractors, fit out, internal finishes and handover. This route is popular with clients who would like a more hands-off approach.
Every project is different, so there is not a one-size-fits-all approach to how we resource and manage works on the Channel Islands. We have good connections with local tradespeople based on island and, wherever possible, we like to utilise local skills and suppliers to support the local community. However, one of the real benefits of using an off-island manufacturer such as Scandia-Hus is that we also have access to a large network of trusted UK-based tradespeople, as well as our own in-house team and experienced project managers. For each project, we carefully select the right mix of local and UK-based resources to suit the design, programme, and client requirements.
Yes. We are happy to discuss a more collaborative build route if you already have a preferred builder or specific trades you would like to use. Scandia-Hus can focus on the design coordination, timber frame package, technical specification and shell erection, while your chosen local builder or trades complete other elements of the project.
Yes. We can accommodate clients who have previous build experience and would like to take a more active role. Depending on your requirements, we can supply and erect the Scandia-Hus timber frame and provide the drawings, specification and technical support needed for the project, while you manage selected trades and materials yourself. We will discuss the most suitable route with you at the outset, so responsibilities are clear and the project remains well coordinated.
Yes. We can help with the interior fit out as part of a managed build or turnkey package. Depending on the agreed specification, this can include kitchens and utility rooms, bathrooms, sanitaryware, flooring, internal doors, lighting, decoration, stairs, fitted furniture and other finishing items. We also have our own in-house kitchen and bathroom design specialist, who can help you explore layouts, finishes, products and practical design details. In addition, we work closely with many specialist suppliers, giving you access to a wide range of options to suit different styles, budgets and levels of specification.
We procure materials through a combination of trusted local, UK and European suppliers. We understand the historic difficulties of sourcing certain materials on island and, while we work with local suppliers in Jersey and Guernsey wherever possible, we also have a wide network of approved suppliers in the UK and Europe from whom we can source materials competitively. For Channel Islands projects, procurement is planned carefully to include delivery, shipping and coordination, so the right materials arrive at the right stage of the build.
The cost of building a new home depends on the size of the property, site conditions, design complexity, specification, finishes, engineering requirements and the level of service provided. We normally prepare project-specific budget figures based on your drawings and requirements, then refine these as the technical design and full build specification are developed. Once the specification, engineering and Building Control requirements are confirmed, we can work towards a fixed contract price. Interior finishes, kitchens, bathrooms, flooring, landscaping and other PC Sum items can be adjusted to suit your budget and preferences.
