The total cost of the project (including building set, shell erection and construction) will depend on site conditions as well as on your final specification and your chosen method of construction, i.e. self-build, project management, use of a nominated main contractor or a combination of these methods. For further details please see our Fact Sheets.
To assist you in assessing the overall cost of the project, a ‘rule of thumb’ guide, based on the various procurement routes mentioned above, would be:
|Cost of Building Set||Cost of Shell Erection and Window Installation|
|Full Self-Build||£120 - £140 per sq.ft|
|Project Management||£140 - £170 per sq.ft|
|Main Contractor||£170 - £210 per sq.ft|
These estimated square foot prices are inclusive of building set, shell erection, window fit and construction costs. The price includes delivery to mainland site. The building set includes the timber frame with a fully boarded roof, insulation, 15mm plasterboard, plasterboard screws, Swedish triple glazed windows and external doors. Also included are Swedish internal doors, skirting boards, coving, architrave, insulated loft hatch and ladder, open or closed treat staircase and mechanical ventilation system. The estimate assumes standard foundation requirements and a good, above average specification of finishing materials. It does not include any external works, connecting to utilities or associated professional fees.
This home takes its name from the couple who commissioned its design and interestingly, the surname of Trembath derives from the Cornish ‘tre-an-bagh’, meaning the homestead in the corner where two streams meet.
A love of anything nautical made this couple build their retirement home overlooking the Solent and the setting couldn’t be more breathtaking. The design is brimming with novel and interesting features.
The vast areas of glass and angular roofs lend this home a contemporary air and the interior design is both colourful and modern, while at the same time presenting a sense of calm and sophistication.
The ground floor reception rooms as well as the large, open-plan kitchen / breakfast room all have stunning views over the swimming pool and the harbour beyond.
In addition to the master bedroom suite with its large bath and shower room, extremely generous dressing area and adjoining TV room, this spacious home incorporates a further three bedrooms as well as a self contained guest suite or 5th bedroom on the ground floor.
