The owners of this contemporary, split level house brought their own plans to Scandia-Hus hoping that we would be able to help them build their dream home. This presented no problem. Whilst we have a wide selection of standard designs, we offer a full bespoke design service too and are also happy to produce homes to clients’ existing drawings.

The couple’s own, bespoke plans were soon transformed into a spacious and unique home, constructed from the best quality, sustainable materials, and completely fulfilling their dreams.

The open plan ground floor accommodation incorporates a large, bright sitting room, featuring a striking vaulted ceiling, and leading into a spacious dining area. Both rooms, as well as the two ground floor bedrooms, open onto a vast balcony deck with views over the magnificent gardens.

The light, spacious first floor, overlooking the sitting room, features a comfortable reading section, sitting area and home office, and the basement floor incorporates a further four bedroom suites as well as a vast familly room and a genereous storage area or home cinema.

The total cost of the project (including building set, shell erection and construction) will depend on site conditions as well as on your final specification and your chosen method of construction, i.e. self-build, project management, use of a nominated main contractor or a combination of these methods. 	Full Self-Build Project Management Main Contractor	£75 - £90 per sq.ft. £85 - £105 per sq.ft. £100 - £145 per sq.ft.
These estimated square foot prices are inclusive of building set, shell erection, window fit and construction costs. The price includes delivery to mainland site. The building set includes the timber frame with a fully boarded roof, insulation, 15mm plasterboard, plasterboard screws, Swedish triple glazed windows and external doors. Also included are Swedish internal doors, skirting boards, coving, architrave, insulated loft hatch and ladder, open or closed treat staircase and mechanical ventilation system. The estimate assumes standard foundation requirements and a good, above average specification of finishing materials.
