The Picasso - Modular Living
The Picasso design, with its distinct Mediterranean feel, sets out to make a real statement.
It is built on three levels, and the open-plan, ground-floor accommodation includes a spacious sitting room, lit through large picture windows, as well as a double-height dining room featuring rows of small, highlevel windows along the ceiling line.
Other main focal points that greet you on entering this house are the central fireplace and the partly glazed wall overlooking the lower level dining area and kitchen.
The ground floor accommodation further incorporates two double bedrooms, with adjoining Jack & Jill en-suite facilities, one with direct access to the walled patio. From the entrance, a short staircase leads up to the master bedroom suite, which in addition to the normal facilities also has its own balcony. A glazed screen above the kitchen/dining area provides an interesting element and further accentuates the openplan feel of this design.
The Picasso features a flat roof, and steps from the walled, ground-floor patio lead up to the roof, which provides a vast sun terrace and barbeque area.

| These estimated square foot prices are inclusive of building set, shell erection, window fit and construction costs. The price includes delivery to mainland site. The building set includes the timber frame with a fully boarded roof, insulation, 15mm plasterboard, plasterboard screws, Swedish triple glazed windows and external doors. Also included are Swedish internal doors, skirting boards, coving, architrave, insulated loft hatch and ladder, open or closed treat staircase and mechanical ventilation system. The estimate assumes standard foundation requirements and a good, above average specification of finishing materials. It does not include any external works, connecting to utilities or associated professional fees.
